BEFORE YOU MAKE AN OFFER

The smartest offer is built before it is written.

Making an offer is where the excitement gets real, but it is also where smart decisions matter most.

Before we talk price, we need to understand the value, the terms, the condition of the home, the monthly payment, and the risks that come with the offer.

A smart offer is not just about getting the seller to say yes.

It is about making sure you know what you are agreeing to before you agree to it.

WHAT MATTERS MOST

The asking Price v. Value

A seller can ask whatever they want, but the market decides what the home is actually worth. We need to look at the numbers, not just react to the list price.

Inspection protection

The inspection period gives you time to understand the condition of the home. That window can protect you from walking blindly into expensive problems.

The Monthly Payment

The purchase price is only one piece of the decision. Taxes, insurance, HOA dues, interest rate, and maintenance all affect what the home actually costs to own.

Appraisal

If the home does not appraise, the deal can get complicated fast. We need to understand that risk before the offer is made.

The Terms

A strong offer is not always the highest offer. Option period, closing date, seller contributions, financing, and appraisal terms can all change the strength of the deal.

Knowing when to Walk

Not every house is worth chasing. A smart buyer knows when to compete, when to negotiate, and when to let somebody else overpay.

WHAT I TELL MY CLIENTS

This is the point where we slow the deal down just enough to make sure we are thinking clearly. The house may look great, the excitement may be real, and the pressure may be building, but an offer should never be a wild guess wrapped in paperwork.

Before we make a move, I want you to understand the price, the terms, the inspection protection, the appraisal risk, and whether this home still makes sense after the excitement settles down. Sometimes we need to compete. Sometimes we need to negotiate. Sometimes we need to let another buyer win the bad idea Olympics.

MY GOAL ISN’T TO SELL YOU A HOUSE

MY GOAL IS TO HELP YOU MAKE A SMART DECISION

A smart offer is not just about winning the house. It is about protecting the person buying it.
