This is where my background in architecture, engineering, manufacturing, and hands-on project experience helps me look at the next steps with a sharper eye.

Big Ticket Items

Roof, HVAC, foundation, plumbing, electrical, drainage, and water intrusion can get expensive fast. These are the areas that deserve a clear plan.

Cosmetic v. Concerning

Not every flaw is a deal breaker. The key is separating normal wear from poor workmanship, hidden damage, or signs of a deeper issue.

Safety Concerns

Some findings are bigger than repair costs. Electrical hazards, gas concerns, moisture issues, and unsafe installations need to be handled with care.

Repair Strategy

The inspection helps shape what we ask for and how we ask for it. We focus on meaningful repairs, safety concerns, system issues, and items that affect value or livability.

Water Issues

Drainage, grading, roof penetrations, plumbing leaks, and attic moisture can create bigger problems over time. Water rarely gets cheaper when ignored.

Second Opinions

Some findings need another set of eyes before moving forward. Roofers, HVAC technicians, plumbers, electricians, or foundation specialists can help clarify bigger concerns.

WHAT I TELL MY CLIENTS

The inspection report is not supposed to scare you, and it is not supposed to be ignored either. Almost every home will have issues, even new homes, because apparently houses are built by humans and humans enjoy keeping things interesting.

Once we have the report, the real question becomes what we do next. Do we ask for repairs? Do we ask for a credit? Do we bring in a specialist? Do we accept it as normal? Do we slow the deal down, or do we keep moving forward with confidence?

That is where strategy matters. The inspector gives us the findings, and then we use that information to protect your position in the deal.
