Square footage doesn't tell the whole story. Two homes with the same number of bedrooms and similar square footage can feel completely different because of the way the space is designed.
The best floor plans aren't just beautiful. They're functional. Storage, traffic flow, room placement, future flexibility, and everyday convenience all influence how a home feels and how well it serves your family over time.
I also encourage buyers to look beyond the obvious. Where is the water heater located? Is there enough attic access and storage? Does the garage actually fit your vehicles? Is there wasted hallway space? Will your furniture fit the rooms? Small design decisions like these often have a bigger impact on daily living than an extra 100 square feet ever will.

More square footage doesn't always create a better home. A thoughtful layout that minimizes wasted space and maximizes functionality often provides greater long-term value than simply adding more rooms or larger spaces.
WHAT I TELL MY CLIENTS
It's easy to fall in love with a beautiful kitchen, a vaulted ceiling, or an impressive primary bathroom. Those features absolutely matter, but they're also the things you'll notice first.
I'm usually thinking about the things you'll notice six months after you move in.
Will there be enough storage? Does the layout make sense for your family? Is the laundry room where you actually want it? Will your furniture fit? Is there wasted space you'll pay to heat and cool but rarely use? Will this floor plan still work if life changes?
